Multiple Locations
In early 2015, Rockford Capital successfully completed the sale of 3,400 acres of residential land spanning four master-planned communities, each acquired individually between 2010 and 2013. During our holding period, the properties were enhanced through strategic improvements and supported by award-winning marketing initiatives under our direction.
The combined portfolio sale validated Rockford Capital’s residential land thesis and demonstrated our expertise in identifying undervalued opportunities, executing thoughtful development strategies, and delivering outsized returns to investors.

Las Vegas, NV
In early 2018, Rockford Capital completed the sale of the Renaissance Las Vegas, a 548-key, non-gaming hotel located adjacent to the 3.2 million-square-foot Las Vegas Convention Center. Originally acquired in July 2015, the property underwent a $6.6 million renovation ($12K per key) during our ownership.
Through a combination of more efficient management and strategic re-segmentation of the hotel’s customer base, Rockford Capital increased NOI by over 120% (more than $8.7 million) and improved NOI margins from approximately 21% to 38%.
This transaction validated Rockford Capital’s ability to create significant value through its in-house hospitality expertise, executed in collaboration with trusted hotel management partners.

Atlanta, GA
In January 2016, Rockford Capital successfully completed the sale of substantially all assets from the 2012 John Wieland Homes investment to affiliates of Pulte Group, Inc. The portfolio included approximately 5,500 residential lots, originally acquired through a discounted payoff of the company’s corporate debt.
This transaction showcased Rockford Capital’s expertise in both residential land and homebuilding assets, as well as our ability to navigate and execute complex corporate transactions involving multiple stakeholders. By structuring a solution that averted bankruptcy, we preserved value and generated a successful outcome for our investors.

Boston, MA
In Q4 2020, Rockford Capital completed the sale of a 1.9 million-square-foot industrial portfolio assembled through multiple off-market acquisitions between 2016 and 2019.
During our ownership, we executed over 1.0 million square feet of leasing activity and invested $30 million in targeted capital improvements to reposition and stabilize the properties.
This successful transaction highlighted Rockford Capital’s ability to leverage regional market coverage, source off-market opportunities, and scale focused strategies to create significant value for our investors.
